Singapore has debuted its first inter-generational co-living community, Commune @ Henderson, a project by TSTAP, a joint venture between TS Group and The Assembly Place (TAP). Located at the former Henderson Primary School site, this innovative development aims to foster a vibrant community where seniors and youth can interact and thrive together.

Commune @ Henderson features a four-story block with 292 beds across 102 rooms, complemented by a separate building dedicated to communal facilities such as dining areas, gyms, and a residents’ lounge. The thoughtful design segregates living spaces, with seniors residing on the first level in wheelchair-accessible, elder-friendly rooms, while younger residents (aged 18-25, primarily tertiary students) occupy shared rooms on levels 2 to 4.
A core objective of Commune @ Henderson is to facilitate active aging for seniors and encourage inter-generational bonding. Programs like “Story Circle” enable seniors to share their life experiences with younger residents, promoting mutual learning and understanding. Additionally, the facility integrates medical services from Crawfurd Silver Care, providing on-site care and emergency support. TSTAP has invested S$5 million in this pioneering project and plans to expand this unique co-living concept.
